Roof replacement in Colorado Springs

A new roof is the largest single repair most homes ever need. Here is what the job actually involves, so you can tell a real bid from a thin one.

The deck decides everything

Once the old roof is off, the decking underneath is the only thing that tells you what condition the structure is really in. We inspect it before anything goes back down, and we show it to you — soft spots, delamination and old repairs included. A bid that does not mention decking is a bid that has not planned for what it might find.

What goes back on

Underlayment, ice barrier where the elevation requires it, valley metal, drip edge, flashing at every penetration, then the field. The parts that leak are almost never the shingles themselves — they are the transitions, and those are where a roof is won or lost.

Permits and licensing

Re-roofs across Colorado Springs, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls, Woodland Park and unincorporated El Paso County all fall under the Pikes Peak Regional Building Department, which requires the roofing contractor to hold a valid Colorado and PPRBD roofing licence. Above 7,000 ft, PPRBD also requires an ice barrier at the eaves.
