Pipe boots, flashing, sealant, valleys, ridge and the gutter line. These are small, they are consumable, and they are what turns a sound roof into an interior repair when they are left alone.
Why it matters more here
A Front Range roof takes hail, high-altitude UV, freeze-thaw cycling and wind in the same year. That combination ages the small components faster than the field, so the useful life of the roof is often decided by the parts nobody looks at.
After a storm
A maintenance visit after a hail event is also a documentation visit. Photographs taken before anything is touched are worth a great deal if a claim follows later.
